Above you are going to see the current stats as of Jan 1, 2022 - Jan 31, 2022!

Let's talk about it.

Historical ACTIVE residential listings are as follows:

Jan 2020, we had 1,437 active and 602 closings

Jan 2021, we had 606 Active and 636 closings

Jan 2022, we had 548 and 543 Closings.

As you can see the AMOUNT of listings is going DOWN and Demand is going UP! Both 2021 the amount of closings vs what was active shows us that we DO NOT have enough inventory to match buyer demand like we did in 2020 and years prior!

Median SALES PRICE in January 2021 was $188,500 and now in January 2022, we have a median price of $242,500

We currently have 335 active listings on the market and a median of FOUR days on the market.

So, what does this mean for you if you are looking to buy or sell your home?

Well, If you are looking to sell, now really is a great time. With high prices, high demand, and low inventory, you are going to see those benefits of selling.

FOR BUYERS, it's not that easy. I will not sugarcoat anything. IT IS a hard time to buy. BUT I personally do not see prices coming down anytime soon. Interest rates are actually rising, so rising rates + rising prices = Less affordability for many people. Now is the time to take advantage of the low rates IF you plan to live in your home for more than just a couple of years, and IF you have a stable income and are in the proper position to actually be able to afford to purchase!
