How to sell a home in Central Texas

So let’s talk about the process to sell your home! 

If you have never sold a home before, or even if you have.. The process can be quite daunting and stressful!

So I wanted to give you a brief overview of what the process looks like! 

  1. The first step is to meet with a REALTOR®, yes of course a REALTOR® would say that, but it is for good reason. The REALTOR® you choose to hire is going to be the person that is there to literally walk you through step by step, explain all the contracts, addendums, amendments, and negotiate on your behalf.  So you want a great REALTOR® on your side. 

  2. Then, with your REALTOR®, you're going to establish PRICE! Pricing your home is the biggest factor in getting your home sold! You want to price it right the first time! 

  3. Next, your real estate agent should instruct you on how to prepare your home for the market. What to declutter, depersonalize, what needs to go to storage or get staged. At this stage, once the house is ready, the next step is professional photography. Your agent should always provide you with PROFESSIONAL photos for your listing. 

  4. After that, the home gets listed on the MLS and marketing begins, every REALTOR® has a different marketing strategy, if you want to know mine, just reach out to me!

  5. If everything was done well and depending on market conditions the next step is to start receiving showings and offers, negotiate those offers, and go under contract… which is when it gets really exciting.

  6. After you are under contract you will begin to prepare yourself for moving. The buyers may have negotiated an option period in which they will get their inspections done and do their due diligence and negotiate repairs with you as the seller. They can back out for any reason during this option period. It is usually 5-10 days. 

  7. Then, usually, when the option period is over, (sometimes even before it is over) there will be an appraisal, you will also have to do any repairs that you have agreed to do for the buyers during their option period, and overall just prepare yourself to move. It is usually pretty quiet on the selling side after the option period while you await the appraisal, but rest assured things are moving along. 

  8. After the appraisal is received and negotiations that go with that are done, it’s a bit of waiting for closing day. The buyers will also likely come and do a final walkthrough 1-2 days before closing takes place!

  9. The final step will be CLOSING DATE once the agreed-upon date arrives! You HAVE to be fully moved out by closing unless there was an agreed-upon leaseback. The buyers typically receive their keys a few hours after closing once the transaction is funded!
