The BIGGEST mistake home sellers are making in this market!

Today I wanted to talk to you about the BIGGEST mistake I see sellers making in today’s market. And by today I mean the last quarter of 2021 heading into 2022.
So We know that houses listed on the market are selling pretty fast with multiple offers. This is because we have low inventory and a lot of buyers. Basic supply and demand. BUT what I see happening all too often is some houses will sit on the market for 2, 3, and 4 weeks + and the reason is almost always PRICE.
See sometimes it is believed that if you “overprice” your home just a little, and because the market is so competitive, you will still have a lot of buyers come in and bid that price up even higher, but that doesn’t always happen!
Buyers have agents as well, and those agents will tell them if the house is already “overpriced”, meaning over market value, and with it being so competitive buyers may expect that there could be multiple offers as well driving that price up, even higher than the already “over price” listing. So they do not even go see the house or offer to begin with.
So if you are looking to sell your home, first and foremost hire yourself a great realtor who will show you market data and not just tell you what you want to hear, but instead will price your house correctly at market value the FIRST TIME which will attract buyers to the home and potentially create a multiple offer situation to drive your price up even further above market value!
